Liberty Rise (the old Police station, Ware Road)

Just studied all the building plans for this site. Barratts really are packing it all in but, on paper at least, the town houses part (on the part nearest Ware) look quite smart. Still not sure about the hotel though, or the two retail units which form part of the ground floor of the hotel. Looks to be plenty of parking, with underground car parks for the two apartment blocks, so hopefully should be no obstruction for the current residents of the other side of Ware road who park on the road in front of their houses. The two apartment blocks are 3 stories, which is a shame for the one near by the side of Ware Road as it will tower over the houses on the other side a bit. Anyone know if the hotel is definately going to be built, or which hotel group is going to run it??

The site was purchased by Barratt's with plans that were drawn up by the previous owners. I wouldn't at all be surprised to see the plans change as Barratt's review their options. See existing thread at http://www.hertford.net/yoursay/topic.php?id=6770

Where did you see the plans ? Did they have any Indication of timescale or how many of each 3 and 4 bed houses there will be.

It amazes me why there are no freehold houses of 1 or 2 bedrooms, that seems to be what people want. From what I have seen, the maintenance charge and ground rent alone (added to the mortgage payment) will scare people off from buying a flat these days. The maintenance payments on a flat never earn their value as work rarely takes place.

Having just checked, Barratt submitted revised plans as recently as 13th January 2013. They've also indicated that they intend to submit a replan of the hotel and care home. I'm not sure why the hoardings refer to 3 bedroomed houses as there are none in the approved plans or amendments.

In the plans, the 3 bedroom houses are the ones denoted as type B. They have a "den" instead of a 4th bedroom.

Have to say they don't look that attractive from the front, however a 4 bed house with open plan living, large master with en-suite and walk in wardrobe, for £470k isn't bad for Hertford.

4 bed houses with only one parking space each - looks like another development that will be very cluttered and will not be anywhere near as spacious as the artists images could ever imagine!

Maybe if we did as the Europeans do (and everyone else?) and measure by area rather than "number of bedrooms" we'd get a better idea of value. So plot 3 is 1323 sq ft, or 123 sq metres which @£470,000 equates to £355/sq foot and £3821/sq m However I've no idea if that's good value or not.[:o)][:D]

Yes once again new houses which have not been built with a modern family in mind. I would put the lounge at the front then have a big kitchen/diner at the back which would make much more sense if you have 2 or 3 children, the kitchen being the heart of the family and all that.

My thoughts exactly, it seems to be the layout that people go for when re-modelling their own houses. I guess the reason might be the front of the house faces the Ware Road and kitchens are more noise tolerant than sitting rooms?

Hmm, they look OK, but if I was buying one (and I'm not!) the first thing I would want is to grow a hedge on the front. Come morning rush hour there is a steady, and slow, line of cars along that section of Ware Road as they back up from the mini-roundabout. Last thing you want is people looking at you as you as eat breakfast etc. I'm told net curtains aren't the fashion these days but I can see why they exist!!

How is anyone going to 'manage' a new-build with one parking space (after all the snagging issues) and bring up a family with all the traffic? The whole area is gridlocked at 8am at the moment. I would imagine that the Newland Gardens landlords will be on the prowl soon, if not already. As much as I feel that this development won't compliment the town at all, I like Odd-Job's trilby in the main bedroom.

Had a chat with the barrrat people and 500k if you want one of only 2 with a garage. strewth! Heard someone asking if they could take walls down to make 3 decent sized rooms instead of two. Answer was resounding no. Such a shame to build not very pratical houses when there is such a shortage of family homes in Hertford. Wonder who their target audience is?

I've had a chat with the sales manager and they have said that the plan (as expected really) is to get new planning permission to replace both the hotel and nursing home with additional residential housing.

Just been called by their sales team, majority now sold. Key selling point to me, the ones left do have the benefit of a 15-20ft garden. Such a shame they had a chance to build really good family homes and so many parts just don't appeal.

Good news I think, Hertford needs family homes more than it needs yet more flats, expecially with the proposed construction next to Hertford East. In other news Barratts certainly aren't sparing the resources, have had two mobile cranes and numerous diggers going for most of the week. The houses are nearly up to the third floor already.

They have now sunk lots of pileing into the ground in the area which backs onto burleigh road houses (my house) and then along towards the school, the aim then is to dig out the the whole of that top corner to match the level of the whole site, ie ware road, Still waiting for the site manager to keep his promise that he is going to bring plans round in person, spoke to him last week, so hopefully i find out what the height of the new town house I will be able to see from house in burleigh road, i keep you posted,

I popped in and found out that 2 have been sold and one under offer. (As it hasn't finishing building, I assumed they meant 2 have been reserved and 1 is held until that person makes a decision). When querying completion dates, I was told plot's 1-10 completion date is around June (plot 1 if sold, will be leased back as show room until all houses are sold), plot 11 and 12 (larger garden one + garage) will be ready sometime in July. The 3&4 bedroom terrace houses (prices not yet defined) will start having some completed by the end of 2013.

Considering the development is aimed at families, I don't think asking them to build a small park (slide, swing) would go amiss. Surely it's something the council can insist on if they want further planning approval. I live nearby with my 2 young kids and it will save me a long walk (or drive) for a quick 10-15 minutes in the "park". ;-)

Prices for the flats are out on lanes website. From 236,950 to 359,950 which are 2/3 bedroom flats. No idea about the sizes or layout.

the sad reality is that with the market as it is at the moment they can probably get away with asking nearly 240k for a 2 bed flat when it should probably be about 40 grand less on a good day, given the forthcoming help to buy scheme. that scheme will almost certainly end in disaster imo. however, its not for me to tell people what to do with their (or the taxpayers) money.

You'll be interested to know that from a friend who just reserved a flat there. The 1st phase of of flats are almost all sold out after launching last week. (I think 3 flats left). The semi are all sold. There is still number of the terraces available. Seems the market is very buoyant! Interesting he told me that barratt's have made separate entrances and lift for private buyers from social and housing association.

Separate lifts is sensible from the service charge setting point of view. Housing benefit will only pay the local housing allowance so the service charge costs have to be kept down, ie paying for one lift and one set of stair cleaning instead of for the whole block. I don't think its about social segregation :O
