Possible developments north of Bengeo???
This afternoon I was walking along the edge of the field that borders Sacombe Road and Bengeo Nursery and also the footpath that runs diagonally from Watermill Lane North to Wadesmill Road. All along the edge of the former of the former field and the margins of the footpath are sections of asphalt sheeting laid in the long grass (recently by the the greenness of the vegetation underneath and the lack of many ants nests). This strongly suggests to me that a reptile survey is being carried out on these fields. Such a survey is a necessary supporting document for a planning application and coupled with the boreholes that were being made in the Sacombe Road field earlier this year I would say this area is being sized up by a developer for a major incursion into the greenbelt.
If I understand the situation correctly planning applications have to be considered against the National Planning policy framework from April 2013 if there is no district plan in place, as I believe is the case in East Herts. The NPPF being a central government policy has a pro development bias, making it more difficult to resist large scale developments.
Maybe I am drawing too many conclusions from what I have seen, but I doubt it.....

As per the drilling for oil topic earlier this year : this is a prime site for housing or perhaps for Redlands to expand the quarry?

I imagine this activity will all be part of the larger East Herts District Plan review. There have been various planners and surveyors around over the last few weeks.

The land at Sacombe Road and surrounding areas is categorised as Hertford North Area 12 and sub-section B and C.
Page 127 of this document shows the larger area of potential development as part of the District Plan:

Based on the information provided on the East Herts website, it looks like this area is being marked as having most potential out of all the development areas but this is obviously open to change and review and apparently a twelve week public consultation in 2013.
I did read in the pages and pages of documentation that there could be an option to move the allotments further up into the green belt with a view to filling in the area with housing so there is a serious thought process within the council to build this area up.

Molewood Residents Association need to step up the activity to allocate the park as a Town / Village Green quickly or there is nothing stopping this being included in the revised plans as well.
I'm pretty sure that the area will end up being developed so independent of the plans, I hope any development is undertaken in a way that doesn't lose the character, charm and countryside feel of this lovely part of Bengeo for us all.

Most of this is pure speculation. ALL spacial options are under consideration, including the least viable. Jumping to conclusions is unhelpful and encourages misinformation. READ the documents.
