Hi I am new to this forum so not sure if this is where I should post this question but thought I would give it a go. We are currently renting in Fox Hole's and are urgently looking to buy a 4 bed property in Hertford (due to give birth in July so need to get our skates on!). On rightmove there just seems to be the same stuff that is either over priced, on a main road or just too small for us. If any of you are thinking of selling your property for the £450 - £480K region I would love to hear from you. We will consider all of Hertford and surrounding villages. Happy to speak directly or go via an agent. Thanks guys. VC

Oh dear, it appears you are our competition as we are looking for the same! Good luck though :o)

There is one for sale in Bengeo on right move but I think they want £515K for that http://www.rightmove.co.uk/property-for-sale/property-12435306.html?locationIdentifier=OUTCODE%5E2342&minBedrooms=4&maxBedrooms=4&displayPropertyType=houses&oldDisplayPropertyType=houses&pageNumber=2&backToListURL=%2Fproperty-for-sale%2Ffind.html%3FlocationIdentifier%3DOUTCODE%255E2342%26minBedrooms%3D4%26maxBedrooms%3D4%26displayPropertyType%3Dhouses%26oldDisplayPropertyType%3Dhouses%26index%3D10

Yes we saw that one but its over our budget (and the huge stamp duty threshold!) and we need to keep some aside to decorate/buy furniture etc. However, I am sure it will go really quickly. Thanks Marilyn. Come on sellers - put your house on the market!!

did you think the price was a bit high or was it just me?

VC1 I get told that it's BENGEO! so I assume that the down turn in prices have not hit Hertford and Bengeo YET! I am still looking for my son, no joy yet in finding one he likes!

There is a 4 Bedroom at the junction of The Avenue and The Drive that is on for over 1 million it was on for 1.5 million so prices have come down even here in Bengeo! There is also one just gone on the market in The Avenue but it is only a 3 bed.

quote:I would say they have priced it at £515k to get offers just below the 4% stamp duty. I wouldn't pay that much though, even if we could afford it - our budget is £450k (£470k at a push). Hertford is such a funny place house-wise, there are countless 2 bed cottages but not as many 3/4/5 bedrooms &, therefore, you pay a premium for bigger houses no matter how unattractive they are! Have you seen this one? http://www.rightmove.co.uk/property-for-sale/property-22047040.html?locationIdentifier=REGION%5E632&sortByPriceDescending=false&minPrice=425000&maxPrice=475000&pageNumber=2&backToListURL=%2Fproperty-for-sale%2Ffind.html%3FlocationIdentifier%3DREGION%255E632%26sortByPriceDescending%3Dfalse%26minPrice%3D425000%26maxPrice%3D475000%26index%3D10 It's not for us as it is on the A414 & we do not want to be so near to traffic noise.

or I would assume have a great big hospital at the end of your garden.

yes same thoughts on that one as you Harran. Shame as it is a really lovely home but we just sold our house on a main road and would not consider living on a busy road again (ever!). Also, people who use the hospital park their cars on that slip road to avoid paying the £2.50 parking fee.

It may be too far away but have you considered Harpenden? I know that it is not Hertford, it is about 25 minutes away. It has some gorgeous houses on around the price ranges you are looking at, and much more of them on the market to choose from. I don't think it has the charm of Hertford but the train line in to London is much quicker 25-30 mins I think.

From what I've seen of Harpenden it makes Hertford look cheap.

quote:You do get a lot of bang for your buck, buying so close to a duel carriageway, and there are advantages in being close to the town and the station. The hospital is only open during office hours and outpatients trying to avoid the parking fee don't really cause a problem as all the detached and semi-detached 'Edwardian Villas' along the slip-road have their own off-street parking for one or two cars. Having Cllr Peter Ruffles for a neighbour is of course a big pull [;)][:)] And if Hertford gets its Southern bypass, the Hertingfordbury Road will again be the quiet road to the village that's shown in many of his slideshows! [}:)][:)]

yes agree with Carlos re. Harpenden. However, Harpenden is really lovely and great for St. Albans (hence why so expensive!).

There seem to be a lot more houses for sale in the price brackets mentioned on the original thread. It also states that most of them are near the station, town, good schools so may be worth chatting to some of the estate agents to see if there is a catch with any of them? I think the prices seem to have come down in Harpenden more than Hertford. I don't know Harpenden well at all so I wouldn't know if there are bits of it classed as good and bad areas.

We have sold stc - but are STILL searching for a 4 bed house, with a 2nd reception room, not on a main road AND off-street parking. Come on folks, if your house fits these requirements & you are considering selling....GET IN TOUCH!!!!!! [:D]

quote:Agreed. May have to compromise on exterior appearance (gulp did I really say that?) as currently living in a 2 bedroom cottage & we crave space.

quote:Great news on the sale, fingers crossed it all goes through. The Times was saying that a huge number of properties that have been on the market since last summer are selling in droves at the moment as they are now more realistically priced than the newly listed properties. So, time to draw up a list of what you will compromise on, what can be rectified (extension etc) and what is a total non-negotiable. Good luck.

quote:Thanks. One thing that we will most certainly not budge on is our desire for off-street parking [:D] There is nothing at all on the market suitable for us, not even a property we could add an extension to. Would consider going on Location Location Location but I fear my wife would drive Kirsty nuts [:p]

yes we have - Yipeee!!!! Hope to move in the following months. How is your search?

Congratulations!! We are still desperately searching. I have a funny feeling you are the other party who offered on a house that Churchills had (it never made market as we & another party offered the same amount). If it is you then you have bagged a lovely property :o)

Nope not us. Good luck to you - it is a real nightmare in Hertford so I wish you luck. We were not prepared for how tough the search would be while in a 'recession' (obiously bypassed Hertford!)

Will my intuition is not as good as I thought! Glad you have found somewhere, send some of that good luck this way :)
