Has anybody negotiated a fee of below 1.5% for putting your property on the market with two or more estate agents?

I have used Lanes for 2 previous sales (not in Hertford) and have paid 1% both times. To be fair, the property market is pretty stagnant at the moment so sellers should be able/entitled to push for a lower agent fee and to a certain extent agents should be willing to take the lower fee just to get the sales through the books.

Play them off against each other. Simply tell them you have had had a lower quote from another agent and, although you are keen to market with them, if they don't negotiate you will take your business else where! If they are in cahoots with each other then this may prove difficult but trust me when I say that it works and a 0.25% / 0.5% reduction in fees to an agents is better than no sale at all.

When I used Lanes recently they had a commission scale. Basically the closer they got you to the marketing price the more you pay them, upto a maximum of 1.5%.

The only flex we had was as stated by Millmead. Same was offered by WHBrown. Otherwise they wouldn't budge from their percentage and playing off didn't work either. This time we were on (one at a time) WHBrown, Lanes then Shepherds. Can't and won't recommend WBH either has a seller or prospective buyer, Lanes were good people but nowt happened despite loads of viewings, Shepherds sold it in 10 days but were advertising it before we'd even signed anything with them, which was an interesting experience when stuck between two agents!

think they should have a scaling model whereby they start at 1.5% for first month or so then go to 1.25% for another month and so on. after a while most agents stop advertising your property in the press and don't refresh your details online, and they pay monthly for unlimited postings. they don't exactly go out and get the people, buyers come to them. Still amazed that agents advertise in papers.

Probably because they are based in Ware and knew they would have to be competetive to get a Hertford property .

Currently on with one EA & are now considering listing our propertyn with two EA. In the case of dual agency who gets the commission? Do they split it evenly? Or we could just go with a completely new EA & then not look so desperate! Views? Thanks
