short term rent
Anyone know of any flats/houses in Hertford for a short term rent, looks like i am in the position of house sold, people i'm buying from waiting for home to be built!
Agents in Hertford not interested in 3 or possibly 4 month lets and the newspaper has yielded no results.
Ideally i'd love a flat near the town so its not too far from the station for my weary legs in the winter months!

they are not interested because landlords want the certainty of a 6 month AST as a minimum!

How many bedrooms do you need?
Do you need furnished or unfurnished?
Why would you not stretch to 6 months?
Also, if anyone is willing to drop to 4 month short term let you may have to pay a premium.

You can always explain to the agent that you could take it for 6 months, but you may need to leave early. So long as they can find a replacement tenant you won't have to pay the rest of the term of the lease. Try Chase Residential Lettings above The Snug - very helpful indeed

Explaining to the agent you might have to leave early is irrelevant; all they want is someone on the AST.
Don't bank on them finding a replacement for you, in the event they don't you will get stiffed for the rent, and if you leave your landlord likely will pursue you for the arrears, irrespective of your deposit which they will have ring fenced for dilapidations.
Only go down the AST route if you have written off the 6 months rent it'll cost you under the contract.

We had to have a short term let a couple of years ago, as the flat we were renting had been put on the market and we were in the process of buying a flat that was not due to complete for another 3 months. We just asked our existing agents (Ashwoods, who I have found to be v helpful) and they just happened to have a flat available - coincidentally upstairs from the one we were moving from in Bluecoats Court - from someone. It was not in very good decorative order as they had been planning on decorating it when we told them that we were going to be homeless and we were able to rent it for as long as we needed it which was really convenient, although most of our posessions remained in boxes throughout! If you check around the Hertford agents you may just find a similar situation - serendipity and all that...Good luck!

many thanks - i'll call round the agents again as suggested. Don't want to stretch to 6 months as would then be paying a mortgage on one place and renting another and the figures just don't add up!
Its encouraging that someone else has been in this position and they managed to find somewhere - bluecoats would be ideal! I'll keep my fingers crossed.
