Anyone used Lanes Estate Agents?
We are thinking of putting the house on the market & have had valuations from Shepherds, Steven Oates & Lanes. Shepherds quote was £45k & £40k lower than Steven Oates & Lanes respectively. We were thinking of going with Lanes but are unsure - anyone any experience with them? Thanks

I've used Lanes twice when I lived in Enfield and found them to be very good.
Never used the Hertford branch as we are not looking to move currently but I'd from my experiences with the other offices they were very good and on the ball.

Anyway, I don't think we will be going with Lanes if we do market the house because they have been a touch slack in our experience so far.

my friend is using hatched.co.uk and is really pleased with them, they are a cheap website only estate agency all done online including booking all the viewings. They even did a video for Rightmove.

We've not been impressed with Lanes. At first they seemed eager and willing but the service has become more lacksome since. If we go to market we will not be using them.

If you have yet to go to market, what service are expecting Lanes to provide? As far as I know, estate agency is their only bag.[:D]

Valuations are unusually tough to verify at the moment. Getting an offer is no harder than it ever was, but many more chains collapse before exchange of contracts than before. Hence much of what you see advertised, actually sells for a completely different price as deals are done and adjustments made to keep sales alive. It's therefor very difficult to judge what your house might eventually fetch. Whoever you use, expect to do a lot of the chasing yourself. If you need the agent to make a call to a vendor or purchaser, call again an hour later and ask for feedback on that call.

Viewed property with them and they promised to call me on the position of a house that had an offer on it and failed to do so. Also, messed around on viewing times. Just not impressed with the service [:p]

Estate agents should be forced to sit an exam before they are allowed to sell a house, an influential report has recommended. There are too many "rogues" giving the industry a bad name, Sir Bryan Carsberg said, unveiling his year-long report into the residential property market.
He was commissioned by the three key housing bodies - the Royal Institution of Chartered Surveyors, the National Association of Estate Agents and the Association of Residential Lettings Agents - to see if there were ways of improving the often frustratingly slow process of buying and selling a house. His main conclusion is that estate agents need to be regulated and qualified.
