More million pound houses.
Have you noticed how many houses for sale in hertford are now over 1 million, there is one near us I noticed in this weeks paper for 1,450,00.00 I think!
Just had a look on an agents site and there are 6 there over 1 million all in Hertford.

I looked at the property pages this week for the first time in ages. I was gobsmacked at the prices. Unless there is a major price crash or we win the lottery it looks like my kids will be living at home until we die.
I'm sure I saw a 1 bedroom flat for £190,000!!!

I know what you mean a house opposite us sold recently and they had so many asking price offers they ended up with a bidding war it went nearly £50,000 over the asking price in the end.

Sounds similar to what happened over the road, the house was empty so they had a viewing day which we assumed would mean a steady stream of people all day but no they seem to have at least 4 couples every 15 minutes, so they had as I understand it close on 50 viewings in 3 hours!

Shepherds and Steven Oates are already doing "open days" and "sealed bids". Its a complete farce. I notice they will never do a formal tender. Instead they invent this "Sealed Bids" so they can vet them, them talk them up.
I hope Lanes put at least one of them under.

If the estate agents only had a set fee and not a percentage, houses would not go up so quickly, they get money for old rope now, open days are another way of guzumping!!! to push the prices up
our friends house was an 'open day' in Mangrove Road it started at £350,000 and ended up £495,000 they were pleased, they were divorcing!!!!

It would be a lovely position to be in being able to afford the first price, then affording the second. And I thought we were shafted! That's a lot of Commission for basically sweet FA....

The thing is they will be the first to complain when things start going Pete Tong. Despite the massive commissions, they won't be thinking about the harder times ahead. They will go to the wall and blame everyone but themselves. The sooner a fixed fee system of, say £1000, is the industry standard, the better.

They should all look at Jane Earl. They are the future of estate agency. No more school boy wheeler dealers in suits, and a fee which it only a third of the "conventional" price.
