What do you think about the quality and pace of housing development in Hertford?

It's all very good selling your house in silly season but then you'll have to buy somewhere else or rent in the hope that the market crashes.

if you are canny you can make the market work for you.

At the end of last year, I sold my 1 bed flat in east london for nearly double what I paid for it 3 years before in 2011. I moved 2 miles up the road and purchased a decent size period freehold which was still a large chunk of money, but after all the fees/SDLT/and improvements we will make to the house (just had a new kitchen fitted which was v painful) we still have walked away with a decent wedge of cash.

the key is to stay as local as you can but find a pocket where the market hasnt risen as much as the one you are selling - that way you get a more suitable house for your circumstance but you still pocket a decent return..

Seems to show no difference in the size of the circle for hertford sele vs richard hale. Just a colour difference due to the schools performance.

Suspect the data is not granular enough, and the variations we see in hertford are so specific to a few roads you dont see them in national stats?

Slightly off topic but I still think relevant.........

Why move to Hertford to get close to a school when you can get into to Hertford secondary schools even if you live in Welwyn Garden City? Local villages I can understand but WGC?

This is becoming a major problem. It must already be virtually impossible for young people to set up home in Hertford. The market is out of control.
