It says they've now submitted their planning application, but I can't see anything on East Herts website.

https://www.hertfordgasworks.co.uk/background/

Their response to feedback so far is interesting. They talk about widening Marshgate drive, but not much about the fact the overall access issues would be further down the road near the station or the junction with Ware road. Also they talk about new "walking, running and cycling routes" but I struggle to see where these would be on the plans (other than getting around within the development, which I'm not sure counts). It would be nice if a development like this put in place better joined up pedestrian access points for people, so that future developments could then work off that to create a good overall pedestrian network. As it is they just put a small green space in the back of each development and then close it off which doesn't really help much.
The link to the Design & Access Statement doesn't work. This is probably the most important document on the site.

Wow, they're certainly risk adverse when it comes to GDPR. Practically every person featured in the photos on the Design & Access statement has a white square over their face. Completely unnecessary.

Norbury site is not included in application... It's a bit daft really as it's just ignored. Will cause a massive problem for EHDC noise abatement officer who will have a statutory duty to investigate complaints..

The Southern bit (standards houses) seems sensible; and the revised design, more conservative, in a good way.

My understanding is that it has taken a little time to put the application online as there are over 90 documents. The link is https://publicaccess.eastherts.gov.uk/o ... =firstPage

As I am no expert in planning applications and readers might not want to read all the documents here is their Covering letter outlining the proposals

The design and access statements tend to be the best place to go for a summary. I downloaded the first file (itself over 80 pages) which is useful. Could not access the second file.

It's good to hear they are making provision for car club spaces. Two spaces for 400 houses/flats will no doubt slash the potential congestion...

Sorry about the links seemingly having failed but both documents are available on the EHDC site - perhaps Steve can look at the links on this site and whether something has happened between upload and display? I 've tried to upload the letter as a pdf but couldn't. You can also go to https://www.eastherts.gov.uk/ select 'Planning & Building' then 'Object, comment or view...' (twice) then in the search change status to 'Current' and below in the reference box 3/18/2465/OUT that will bring up the application and under 'Documents (93)' you will see the covering letter is third from the bottom.
