550 New Homes Planned for Sele Farm

Post by Steve » Wed 22 Nov, 2017 3:35 am

Following the sudden appearance of the "Save Ware's Green Belt" campaign to stop 1500 new homes being built on Green Belt land north and east of Ware, I wonder how many people are aware of the plans for Sele Farm?

In short, The Council's District Plan has recently been subject to an Examination In Public by the Planning Inspectorate, after the District Council submitted their plans to the government for approval. This is one of the final stages of formulating the District Plan - a process that has been going on for almost 10 years. There was a three months public consultation in 2014 and a further 6 week consultation last year. The Examination in Public is akin to a consultation by The Planning Inspectorate to determine if the plan is sound.

Despite the fact that there have been two public consultations in three years, reported in the local press, radio and LINK magazine (which is delivered to every household) some residents in Ware claim that the council's plans have not been well publicised. Only now are significant numbers of people becoming aware of the plans.

Given the situation in Ware, I wonder how many people in Hertford are aware of plans to remove land east of Sele Farm from the Green Belt and to make it available for up to 550 homes. The lack of any campaign similar to that in Ware suggests that there may be a similar lack of knowledge in Hertford too.

Which land? Do you know where I can find links to this? Isn't Bengeo to the East of Sele Farm?

I don't disagree about the need for new homes but I worry about affordable housing and I really worry about infrastructure. The train lines are creaking and the roads are jammed and other services are stretched (eg Doctors) so I wish we would invest infrastructure first.

Apologies, I meant to the west of Sele Farm.

Basically Archer's Spring and the field on the opposite side of the Welwyn Road.

Surely this would have come up, or been mentioned, in the workshops/discussions held by SNAP (Sele Neighbourhood Area Plan)? Some background is shown at page 8/9 of the Hertford Civic Society Autumn Newsletter http://www.hertfordcivicsociety.org.uk/ ... 2017_2.pdf

The panshanger park group who are pressuring lafarge to actually deliver on their legal obligations are also unimpressed by this - as this is panshanger land.

but lafarge are saying the park has to pay for its upkeep somehow.

And, of course, this all links into the proposed build further along the B1000 and the A414 where http://panshangerpeople.org.uk/ are very active. Interesting to see in their notes what is included in the build. As an aside, if some in Sele feel information on local issues is not disseminated they should seek advice from their county counsellor http://cmis.hertfordshire.gov.uk/hertfo ... llors.aspx and also be aware that HCC is currently consulting on its 2018/19 budget https://www.hertfordshire.gov.uk/about- ... nding.aspx#

I have written to my councillor every day this week (not about this) and not had an acknowledgement let alone any reply. I would be interested to know how you can get a reply.

Bob.

Although I have now started addressing the emails to Mr Deering. I think there must be a problem with his IT as not had one single response. Still writing daily to him, not aggressive, in fact it is tinged with humour but not even an acknowledgment. Not sure where to go with this now.

I know he's very busy but that's no excuse. Other councillors are aware that he's not responding to constituent emails.
