What do you think about the quality and pace of housing development in Hertford?

Cedars is a large victorian villa/mansion on Bengeo Street, just a few doors down from the Co-op. It has a very large garden that stretches all the way back to Duncombe Road.

A planning application (reference number is: 3/14/1905/FP) has been submitted to EHDC for a major redevelopment of the property, which will include demolishing part of the small service wing of the house, and the building of a “lodge house” (in reality an entirely second residential property) to the side. Thereafter three large detached homes will be built in the back garden. They will each have a frontage onto Duncombe Road.

The Cedars is one of the last untouched “mansion” houses on Bengeo Street and I personally believe it would be a great shame if the gardens were built upon. It would not only damage the integrity of the existing house and garden, but damage the nature of the entire Bengeo area. It would cause huge damage to a house and gardens of real history and character – and the only advantage would be four extra homes and significant profit for the owner.

Whilst I am going to write to the planning department with an objection, I suspect, in reality, that there is little scope for the application to be refused. The planners have to apply the planning policies and the application may not be contrary to those (i.e. the houses look relatively well designed and it does not appear to be an overdevelopment of the site).

I can't help but be dismayed. Do any other forum users have any views? Indeed, does anyone with any particular knowledge of the planning regime have any ideas as to how objections could be successfully made?

I am not surprised. I always thought it would happen one day. I doubt there are any grounds for refusal. The land originally over 100 years ago was going to be smaller plots on both Bengeo Street and Duncombe Road so it was just a case of someone buying a lot of plots to build the large house.........................I guess we just have to be thankful they have not sold to a developer who might try and pull the house down and build flats!

They do appear to have allowed for off road parking and garages for each house which seems to be unusual these days.

This application was approved with conditions on the 19th of December - apparently development will start asap.

The house is now on the market with a smaller garden as it does not include the land that has the permission for new homes.
